About the data & methodology +

Sources: CoStar - Market Data.xlsx and the previously supplied National Data per Property Type.xlsx, supplied October 26, 2026. The newer workbook supplies metro series for office, retail, multifamily and industrial, plus hotel markets and a national hospitality series. The original national series are retained for the other four sectors; metro values are not summed or averaged into national figures. This is a fixed workbook snapshot, not a live market feed. Values and source field names are preserved; blank source cells remain unavailable and are never treated as zero.

Multifamily, office, industrial and retail use quarterly observations with a source “As Of” of 2026 Q4. Hospitality uses monthly observations, last processed September 2026. No monthly-to-quarterly aggregation is performed. QTD means quarter to date; EST means estimate. Only one version of a quarter is plotted at a time. QTD year-over-year comparisons are suppressed because a matching prior-year partial period is not supplied. “All” is the workbook’s supplied aggregate, not a sum of the property classes.

Periods after September 2026 are labeled outlook / incomplete period. The workbook does not provide an actual-versus-forecast flag per observation; this display cutoff separates completed calendar periods from later periods without certifying historical values as final. All rows use the source’s Base Case scenario.

Rate changes are percentage-point differences from the same period one year earlier. Other year-over-year changes are calculated as (current ÷ prior − 1) × 100; missing or zero prior values have no calculated change. Chart axes adapt to the selected series. CSV exports include unrounded source values and period context; percentage metrics are exported as source decimal ratios (0.05 = 5%). Market and national data do not describe individual property performance. The geography type shown is the source’s own classification. Metro markets and hotel markets have different definitions; no neighborhood-level boundaries are supplied. Map markers use Census CBSA representative coordinates where matched, or labeled approximate reference locations. Unmatched locations remain accessible in the market list. Map colors compare the displayed metric, not investment quality. Map geography: U.S. Census Gazetteer; state outlines: U.S. Atlas.
